Off-market sourcing
Seven of the nine buildings we bought last year never went to a broker's book.
Westbridge acquires, develops and manages residential and commercial property across the New York metro, and runs every building in-house.
As of June 30, 2026. The map shows 15 of 41 holdings; the full schedule is available to registered investors. Net IRR covers 23 fully or partially realized investments since 2009. Past performance does not guarantee future results.
We source, underwrite, build and operate in-house. There are no outsourced asset managers and no fee layers between your capital and the property.

Stabilized buildings pay quarterly distributions from rental income. Development and value-add returns arrive mostly at sale or refinancing, and we report against the original business plan every quarter.
Funds charge a management fee on invested capital rather than commitments, and carried interest only above a preferred return. Full terms are in each offering's private placement memorandum.
Core-plus offers quarterly redemptions after a two-year lock-up. Value-add and development capital comes back when buildings are sold or refinanced, typically in three to six years.
